How we handle new build mastic in Swan Bottom

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. Typical jobs include skirting joints opening in the first winter and internal frame sealant that has split, across skirting & floors, bathrooms & en suites and show homes.

Work in a small place like Swan Bottom just needs the journey and access planning, and once on site, the job is the same as anywhere.

All of our work is guaranteed for twelve months.

When something else is needed

To be straight with you, some problems need a different trade:

  • Deciding who is responsible under a builder’s warranty
  • Plumbing faults behind the sealant
  • Settlement cracks that need a surveyor

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Skirting & floors
  • Kitchens
  • Bathrooms & en suites
  • Plot handovers
  • Windows & doors
  • Show homes

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Ventilate bathrooms well, especially in the first year
  • Keep water off fresh sealant until it has cured
  • Resist patching a failed seal with a tube from the DIY shop
  • Wipe joints with warm soapy water

Follow the cure time we give you before the area gets wet. Most silicones need around a day.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots, and the area is left clean. In a small place like Swan Bottom, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Plan for the work area to be out of bounds to pets and children

How we quote for new build mastic

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • Whether the work is at height
  • How much there is to do
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before work begins.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • Photos by email, if that’s easy

Every job is quoted individually, so the first step is telling us about yours. Simply ring 0345 464 0079 or send us an email and describe the job.

How the job changes by surface

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
