When to call us in Sulaisiadar
When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracked sealant shows up.
Most people get in touch when they notice one of these:
- Gaps opening as the house dries out and settles
- Frame joints opening as the plaster dries
- Worktop and upstand sealant coming away
- Plot mastic for developers ahead of handover
Whether the job is in Sulaisiadar itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before booking
- Which colour the sealant will be
- Whether they’re fully insured
- What happens if the job turns out different
- How long the guarantee is
New build mastic in Sulaisiadar
Some new-home owners let the house settle before resealing. For small cosmetic gaps, that’s reasonable, but a seal that is letting water through needs doing now. Common call-outs are for gaps opening as the house dries out and settles and plot mastic for developers ahead of handover, on kitchens, windows & doors and bathrooms & en suites.
Around smaller Scottish places like Sulaisiadar, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What we cannot put right
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- Baths and trays that move too much for sealant to cope with
- Damaged fittings that need replacing
- Leaking fittings rather than failed sealant
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

What new build mastic looks like in Sulaisiadar
Sulaisiadar is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Sulaisiadar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Sulaisiadar questions
Do you cover Sulaisiadar for new build mastic?
Yes, Sulaisiadar is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Sulaisiadar?
Yes. Sulaisiadar is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Where do you work from?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
Who should fix failed sealant in a new build?
Start with your builder while their snagging or warranty period runs. If that doesn’t work out, we are happy to quote and our work is guaranteed for a year.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Why deal with it now?
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In an older home around Sulaisiadar, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
