Garrabost New Build Mastic
Plot mastic for developers and snagging failed sealant in new homes for householders, landlords and businesses in Garrabost. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Plot mastic for developers ahead of handover
- Frame joints opening as the plaster dries
- Cracks appearing as a new home settles
Signs you need new build mastic in Garrabost
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
Look out for any of the following:
- Internal frame sealant that has split
- Skirting joints opening in the first winter
- Gaps behind new kitchen upstands
- Sealant work across a run of new homes
Whether the job is in Garrabost itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before you book
- Which colour the sealant will be
- Which sealant they’ll use, and why
- How much experience the applicator has
- What insurance they hold
New build mastic in Garrabost, done properly
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover. If you are dealing with gaps behind new kitchen upstands and messy sealant that spoils new finishes, we can put it right, whatever the surface.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Each job carries a 12-month guarantee.

Surface by surface
Windows and doors
A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.
Skirting and floors
Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk painted or coloured to suit.

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Raise failed sealant with the developer while you are covered
- Open a window or run the fan after bathing
- Avoid running a DIY bead over the old one
- Watch for new gaps as the house dries out
Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day to cure enough for use.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
How the visit works
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we tell you how long to leave it before we go. For a place like Garrabost, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Clear the area around the work
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height

Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we cannot put right
In fairness, some problems need a different trade:
- Movement caused by a poorly fitted tray or bath
- Damaged fittings that need replacing
- Leaking fittings rather than failed sealant
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
