When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Plumbing faults behind the sealant
  • Settlement cracks that need a surveyor

How we handle new build mastic in Satmar

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. Common call-outs are for skirting joints opening in the first winter and beads laid onto grit and dust from the build, on skirting & floors, kitchens and show homes.

Around Satmar, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

What affects the quote in Satmar

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • When we can work, for business premises
  • The type of sealant required

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • How we’d reach the joints
  • If someone has resealed it before
  • The address or postcode of the job
  • A few photos by email, if you can

Asking for a quote is easy: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How the visit works

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work normally takes a few hours in a single home. Somewhere like Satmar needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Clear items away from the joints we are working on

Satmar is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you’ve bought a new home near Folkestone Central station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Satmar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Why act early in Satmar

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. Older cottages and farmhouses around Satmar can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

Why us?

  • Quality sealants from Arbo and Everbuild
  • Colour agreed with you before any work starts
  • One-year guarantee on every job

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Keeping the joints in good condition

Aftercare is simple:

  • Avoid scourers and strong chemicals on sealant
  • Follow the cure time we give you
  • Ventilate bathrooms well, especially in the first year
  • Record problems with dated pictures

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day before water reaches them.

Do not let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.
