New-build mastic & snagging in Sandford, South Lanarkshire
Plot mastic for developers and snagging failed sealant in new homes for homeowners, landlords and businesses in Sandford. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Worktop and upstand sealant coming away
- Shower seals failing in the first year or two
- Cracks appearing as a new home settles
New build mastic in Sandford, done properly
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. We work on plot handovers, kitchens and bathrooms & en suites, and people most often call us about plot mastic for developers ahead of handover and shower seals failing in the first year or two.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Whatever the size of the job, it’s backed by our 12-month guarantee in Sandford and across South Lanarkshire.

Honest limits
We will not take on work that won’t last, so these are the limits:
- Damaged fittings that need replacing
- Cracking that points to a structural problem
- Leaking fittings rather than failed sealant
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Avoid scourers and strong chemicals on sealant
- Do not seal over failed sealant yourself
- Follow the cure time we give you
- Get a leaking seal dealt with right away
Don’t stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.
What affects the quote in Sandford
Your quote is based on your job. We look at:
- Access and height
- The type of sealant required
- The amount of work
- How many areas need sealing
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Where the property is
- The rough size of the job
- Photos by email, if that’s easy
- What’s wrong with the joints now
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
Common problems we fix in Sandford
Sealant is often one of the last jobs before handover. Joints aren’t always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
It’s worth asking for a quote if you see:
- Cracked sealant around new window and door frames
- Leaking shower tray seals in a new home
- Messy sealant that spoils new finishes
- Skirting joints opening in the first winter
For jobs in and around Sandford, choosing the right material for each joint is as important as a tidy finish.
Before you book anyone
- What preparation is included
- Is VAT in the price?
- What product goes in the joint
- What happens if they find a problem under the old sealant
Why act early in Sandford
A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

How it works
We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Each joint is cleaned of dust and grit, then primed if required.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
