New build mastic near Rubha Ban

About our new build mastic in Rubha Ban

New homes move as they dry out. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. Typical jobs include internal frame sealant that has split and gaps opening as the house dries out and settles, on plot handovers, windows & doors and skirting & floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of new build mastic

Call for a quick quote. What matters most is:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Access and height
  • The size of the job

Doing several joints on one visit generally makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What we need to know

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • The rough size of the job
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

When to call us in Rubha Ban

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

It’s worth asking for a quote if you see:

  • Cracks appearing as a new home settles
  • New-build shower sealant that has already split
  • Beads laid onto grit and dust from the build
  • Sealant work across a run of new homes

Around Rubha Ban, as everywhere, new build mastic is only as good as the preparation behind it.

Before booking anyone

  • How the joint is cleaned and prepared
  • What happens if the job turns out different
  • What guarantee comes with the work
  • Who turns up on the day

Our hiring checklist

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours in a single home and we leave things clean and tidy. Somewhere like Rubha Ban may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

FAQs for Rubha Ban

Is new build mastic in Rubha Ban guaranteed?

All our work, in Rubha Ban and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Rubha Ban?

Yes. Rubha Ban is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Will you just run a new bead over the existing one?

No. The old sealant is cut out fully, the joint cleaned and primed where needed, and a new bead applied.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is it worth resealing while the house is still settling?

It depends on whether water is getting through. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Surface by surface

Kitchens

As a new house dries, worktops and walls shift a little, which opens gaps along the back. We reseal them with a flexible sealant.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing to keep callbacks down.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t seal over failed sealant yourself
  • Open a window or run the fan after bathing
  • Record problems with dated photos
  • Put sealant faults on your snagging list early

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents, which can damage the surface.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

Landlord and commercial work in Rubha Ban

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

When something else is needed

A few problems are outside what sealant work can do:

  • Cracking that points to a structural problem
  • A tray or bath that is not properly supported, until it’s fixed
  • Plumbing faults behind the sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
