New build mastic in Ollaberry

About our new build mastic in Ollaberry

Across Ollaberry, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. We work on skirting & floors, plot handovers and bathrooms & en suites, and the jobs we see most are new-build shower sealant that has already split and gaps between new skirting and floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Broken tiles or a split tray
  • Disputes or warranty claims with your builder
  • Movement caused by a poorly fitted tray or bath

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

The process

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Somewhere like Ollaberry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

What new build mastic looks like in Ollaberry

Ollaberry is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Island jobs need planning around ferries and the weather, so give us as much notice as you can.

Around Ollaberry, as everywhere, new build mastic is only as good as the preparation behind it.

Ollaberry is in the Shetland Islands. Ollaberry gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Ollaberry is one of 63 towns and villages in the Shetland Islands where we work for new build mastic.

Here we cover the ZE2 postcode area for new build mastic. We also cover Hogaland (1 mile south-west), Urafirth (4 miles west), Sullom (5 miles south), Hillswick (5 miles west) and Scatsta (5 miles south). For island and remote addresses, the job takes a little more planning, so mention it when you ask for a quote.

Do you need new build mastic in Ollaberry?

Sealant applied onto damp surfaces doesn’t bond well. On a busy site, joints are not always given time to dry.

The most common problems we see are:

  • Beads laid onto grit and dust from the build
  • New-build shower sealant that has already split
  • Second-fix sealing on new plots
  • Cracks appearing as a new home settles

Whether the job is in Ollaberry itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before you book

  • How the surfaces are prepared before sealing
  • What guarantee comes with the work
  • Whether the sealant suits the joint
  • Are they insured?

Ollaberry questions

Do you cover smaller places like Ollaberry?

Yes, Ollaberry is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do new build mastic in Ollaberry?

Yes. Our work covers the whole of Scotland, and Ollaberry is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What colour sealant will you use?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before work begins.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

How much does new build mastic cost in Ollaberry?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Where are you based?

Mr Mastic is based in Crawley. We cover Ollaberry and the rest of the Shetland Islands.

Leave it or put it right?

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Why us?

Aftercare tips

A little care helps the new joints last. We recommend:

  • Get a leaking seal dealt with right away
  • Keep photos and emails about snagging items
  • Raise failed sealant with the developer while you’re covered
  • Keep water off fresh sealant until it has cured

Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

Surface by surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Windows and doors

Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
