How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for most snagging lists, longer for a run of plots. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Mortlake. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area

Advice

New build mastic in Mortlake

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly rather than sitting on a layer of grit. We work on windows & doors, bathrooms & en suites and kitchens, and people most often call us about gaps between new skirting and floors and sealant work across a run of new homes.

Much of London’s new housing is flats in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why deal with it now?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Raise failed sealant with the developer while you’re covered
  • Resist patching a failed seal with a tube from the DIY shop
  • Wait for the cure time before using a resealed shower
  • Photograph failed sealant before it’s redone

Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

How the job changes by surface

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in and baths are filled before sealing.

Kitchens

As a new house dries, worktops and walls shift a little, which opens gaps along the back. We reseal them with a flexible sealant.

Questions from Mortlake

Is Mortlake in your area for new build mastic?

Yes. We work across London and the South East, and Mortlake is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.

Can parking be tricky for a visit in Mortlake?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How much does new build mastic cost in Mortlake?

Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.

Do you work for developers?

Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send us the plot schedule and we’ll quote.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels across Greater London.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What affects the cost of new build mastic

We don’t publish a price list. What we look at:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

What to tell us for a quote

To help us quote quickly, please include:

  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • The rough size of the job
  • The address or postcode of the job

Need a quote? Please ring 0345 464 0079 or send us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
