New build mastic in Marden's Hill

A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. If you have gaps between new skirting and floors and sealant that never bonded to the surface, we can put it right, whatever the surface.

In a village or hamlet like Marden's Hill, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

There’s a 12-month guarantee on every job, whatever its size.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

How the job changes by surface

Kitchens

Worktops in new homes can move slightly as the house dries, opening gaps behind the upstand. We reseal them with a flexible sealant.

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Whether there’s mould to deal with

The cost depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Helping us quote

To help us quote quickly, please include:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Photos by email, if that’s easy
  • Where the property is

Need a quote? Please ring 0345 464 0079 or send us an email and tell us about the job. We will explain what we’d do and give you a clear quote before any work starts.

FAQs for Marden's Hill

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Will you come out to Marden's Hill?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

How long will you be here?

As a guide, most jobs take a few hours for most snagging lists, longer for a run of plots. Bigger jobs take longer.

Are you insured?

Yes. We’re fully insured.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Is it worth resealing while the house is still settling?

Where water is getting through, don’t wait. Hairline cosmetic gaps can wait until the house has settled.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Look at the sealant regularly in the first couple of years
  • Raise failed sealant with the developer while you’re covered
  • Get a leaking seal dealt with right away
  • Avoid scourers and strong chemicals on sealant

Leave the sealant for the cure time we give you before showering or bathing. Silicone is generally left for about a day before water reaches them.

Report failed sealant to the builder while you are in the snagging period. Once it ends, the repair may be down to you.

What happens if it’s left?

A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Older cottages and farmhouses around Marden's Hill can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

How the visit works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours in a single home, and we explain the cure time before we leave. For a village or hamlet like Marden's Hill, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in

Advice

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
