Common problems we fix in Magdalene
Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly and it shows once the home is in use.
People usually contact us when they notice one of these:
- New-build shower sealant that has already split
- Sealant work across a run of new homes
- Smeared, uneven beads picked up at snagging
- Gaps between new skirting and floors
Around Magdalene, as everywhere, new build mastic is only as good as the preparation behind it.

New build mastic in Magdalene
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. Typical jobs include leaking shower tray seals in a new home and cracked caulk along new skirting, on bathrooms & en suites, windows & doors and show homes.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Magdalene.
All of our work is guaranteed for twelve months, in Magdalene and everywhere else we cover.

Joints and finishes in Magdalene homes
Magdalene is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
If you’ve bought a new home near Brunstane station, the sealant around baths, showers and frames is worth checking in the first year or two.

How the visit works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most snagging lists, longer for a run of plots. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Magdalene, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you’re given the cure time.
Before we arrive
- Move anything stored near the joints
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Check bath and shower seals every few months as the house settles
- Put sealant faults on your snagging list early
- Use the extractor fan every time you shower
- Wait for the cure time before using a resealed shower
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and the new finishes intact.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
