Common problems we fix in Lower Sheering

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

Keep an eye out for any of the following:

  • Skirting joints opening in the first winter
  • Joints pulling apart as timber shrinks
  • Internal frame sealant that has split
  • Leaking shower tray seals in a new home

For new homes near Sawbridgeworth station, it’s worth checking the sealant early, while snags are still fresh.

Our hiring checklist

New build mastic in Lower Sheering, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. If you are dealing with sealant that never bonded to the surface and gaps opening as the house dries out and settles, we can put it right.

Around Lower Sheering, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Each job carries a 12-month guarantee.

What we cannot put right

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Disputes or warranty claims with your builder
  • Damaged fittings that need replacing
  • Baths and trays that move too much for sealant to cope with

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Bathrooms & en suites
  • Kitchens
  • Show homes
  • Plot handovers
  • Windows & doors

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Why act early in Lower Sheering

Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. Older cottages and farmhouses around Lower Sheering can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Combining jobs into one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Lower Sheering questions

I let a flat near Sawbridgeworth station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Lower Sheering?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Should I wait before resealing?

That depends on the joint. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Why does sealant fail so quickly in new builds?

Lots of new homes see sealant crack early, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

Do you take on second-fix sealing for builders?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Should I go to my builder first?

While the snagging or warranty period runs, the builder should be your first contact. If it isn’t sorted, or keeps failing, get in touch with us.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Put sealant faults on your snagging list early
  • Watch for new gaps as the house dries out
  • Avoid running a DIY bead over the old one
  • Get a leaking seal dealt with straight away

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.

How it works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Lower Sheering, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Clear items away from the joints we are working on
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises
