New build mastic in Longlane, done properly
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. Common call-outs are for cracks appearing as a new home settles and second-fix sealing on new plots, on skirting & floors, show homes and kitchens.
Somewhere as small as Longlane, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or email us.

Landlord and commercial work in Longlane
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
The process
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots. Somewhere as small as Longlane, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Getting ready for the visit
- Try not to wet indoor joints just before the visit
- For business premises, tell us about site rules or sign-in
- Tell us about any previous sealing or DIY attempts

Advice
Questions from Longlane
Can you do new build mastic in Longlane?
Yes. Our work covers London and the South East, and Longlane is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.
Can you help a landlord with a rental near Newbury Racecourse station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
Who should fix failed sealant in a new build?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
When is the best time to reseal in a new build?
It depends on whether water is getting through. Failed seals in wet areas need doing now, while small cosmetic gaps can wait a while.
Can you reseal over the builder’s sealant?
No. Fresh silicone doesn’t stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Raise failed sealant with the developer while you are covered
- Ventilate bathrooms well, especially in the first year
- Keep water off fresh sealant until it has cured
- Watch for new gaps as the house dries out
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.
What happens if it’s left?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Dealing with it early keeps the damage away from ceilings, floors and finishes. Older cottages and farmhouses around Longlane can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or drop us an email and we’ll talk you through it.
