New build mastic in Layer-de-la-Haye

Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly rather than sitting on a layer of grit. Typical jobs include beads laid onto grit and dust from the build and shower seals failing in the first year or two, across windows & doors, bathrooms & en suites and kitchens.

In a village or hamlet like Layer-de-la-Haye, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Common problems we fix in Layer-de-la-Haye

A new house holds a lot of water from the build, which takes a year or two to dry out. As it does, timber shrinks and joints open.

Most people get in touch when they notice one of these:

  • Cracked sealant around new window and door frames
  • Smeared, uneven beads picked up at snagging
  • Cracked caulk along new skirting
  • Second-fix sealing on new plots

For new homes near Colchester Town station, it’s worth checking the sealant early, while snags are still fresh.

What the job involves on each surface

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.

What we do, step by step

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Layer-de-la-Haye, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

How to prepare

  • Tell us about any water getting in
  • Mention if the joints have been sealed before
  • Clear the area around the work

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wait for the cure time before using a resealed shower
  • Wipe joints with warm soapy water
  • Report sealant problems to your builder during the snagging period
  • Get a leaking seal dealt with straight away

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Cracking that points to a structural problem
  • Leaks from pipes, valves or wastes, which need a plumber
  • Damaged fittings that need replacing

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.
