New build mastic for homes and businesses in Knatts Valley
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We are often asked to deal with gaps behind new kitchen upstands and untidy sealant flagged on a snagging list, on kitchens, plot handovers and show homes.
Somewhere as small as Knatts Valley, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Why act early in Knatts Valley
A hairline gap at a skirting can wait, but a leaking seal can’t. If you’re unsure which you have, ring 0345 464 0079 or drop us an email with photos and we will tell you. In a small place like Knatts Valley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Report sealant problems to your builder during the snagging period
- Do not wait for the house to settle if water is getting through
- Keep water off fresh sealant until it has cured
- Do not seal over failed sealant yourself
Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. Report any movement in a bath or tray.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.

Surface by surface
Kitchens
Beside the sink, the joint takes water every day. We use a sealant suited to kitchens, food-safe where it’s needed.
Plot handovers
Good preparation at handover saves snagging later. Dust from the build is removed first and prime where the product needs it.
When to call us in Knatts Valley
A new house holds a lot of water from the build, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.
If you can see any of these, it’s time to have the joints looked at:
- Smeared, uneven beads picked up at snagging
- Internal frame sealant that has split
- Cracked caulk along new skirting
- Shower seals failing in the first year or two
For new homes near Kemsing station, it’s worth checking the sealant early, while snags are still fresh.
What to look for in a quote
- Which sealant they’ll use, and why
- What happens if they find a problem under the old sealant
- Whether they’re fully insured
- How the joint is cleaned and prepared
