Window mastic near Knatts Valley

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Window mastic for homes and businesses in Knatts Valley

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. We work on window sills, timber windows & doors and patio & French doors, and common reasons people get in touch are leaking joints at the ends of sills and untidy mastic left by window fitters.

In a village or hamlet like Knatts Valley, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

How the job changes by surface

Composite doors

Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that’s what we find.

Timber windows & doors

Soft or rotten wood cannot be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

Questions from Knatts Valley

Can you do window mastic in Knatts Valley?

Yes, Knatts Valley is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

Will you come out to Knatts Valley?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you have insurance?

Yes. We’re fully insured.

How much does window mastic cost in Knatts Valley?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

How long does it take to reseal the windows on a house?

A handful of frames is a short visit. We confirm the timing with your quote.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

For landlords and businesses

We also work for property managers and facilities teams. We can quote a run of properties together.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What window mastic looks like in Knatts Valley

Historic houses like Lullingstone Castle (about 2.8 miles north-west) are a reminder that the area around Knatts Valley has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Kemsing station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Church of Saint Mary the Virgin include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as West Kingsdown CofE VC Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Leave it or put it right?

Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. In a small place like Knatts Valley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Why Knatts Valley customers choose us

  • Colour picked to suit the job
  • A 12-month guarantee on all work

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • Condensation trapped between the panes
  • Faulty window hardware
  • Damp coming through the wall itself rather than the frame joint

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

What we seal

  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Composite doors
  • Patio & French doors
  • Aluminium frames

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes most of a day for a typical house, less for a few frames. For a village or hamlet like Knatts Valley, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.
