New build mastic in Hounslow, done properly

We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. If you have beads laid onto grit and dust from the build and joints pulling apart as timber shrinks, we can put it right, whatever the surface.

New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

A 12-month guarantee comes as standard.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens if it’s left?

A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Hounslow, the repair is bigger than a sealant job.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

FAQs for Hounslow

Is parking a problem for a job in Hounslow?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near Hounslow station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

My new home is still under warranty. Should I contact you?

While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix doesn’t last, we can help.

Where is Mr Mastic based?

We work from Crawley. We cover Hounslow and the rest of Greater London.

When is the best time to reseal in a new build?

Any seal that’s leaking should be redone straight away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Yes. We’re fully insured, and we can confirm the details when we quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Kitchens

Beside the sink, the joint takes water every day. A kitchen sealant goes in there, food-safe where it’s needed.

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

What we are called out for in Hounslow

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

People normally contact us after spotting something like this:

  • Untidy sealant flagged on a snagging list
  • Gaps opening as the house dries out and settles
  • Second-fix sealing on new plots
  • Worktop and upstand sealant coming away

For new homes near Hounslow station, it’s worth checking the sealant early, while snags are still fresh.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. For a job in Hounslow, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts

Advice

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Use the extractor fan every time you shower
  • Photograph failed sealant before it’s redone
  • Put sealant faults on your snagging list early
  • Follow the cure time we give you

Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.
