How we handle new build mastic in Heybridge

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you are still within the builder’s snagging or warranty period, tell them first and if that stalls, we can do it. Typical jobs include messy sealant that spoils new finishes and sealant work across a run of new homes, on windows & doors, show homes and plot handovers.

If you’ve bought a new home in or near Heybridge, the first year or two is a good time to check the sealant. Gaps at skirtings, shower seals pulling away and missing mastic around frames are common snags.

Whatever the size of the job, you get the same one-year guarantee in Heybridge and across Essex.

Surface by surface

Skirting and floors

New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Joints and finishes in Heybridge homes

Heybridge is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In and around Heybridge, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Questions from Heybridge

Is Heybridge within the area you cover?

Yes. Heybridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Hatfield Peverel station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

My new home is still under warranty. Should I contact you?

Start with your builder while their snagging or warranty period runs. After that, or if their repair keeps failing, we can do it with our 12-month guarantee.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do you work through snagging lists?

Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • Movement caused by a poorly fitted tray or bath
  • Deciding who is responsible under a builder’s warranty
  • Structural cracks in walls or ceilings

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Windows & doors
  • Bathrooms & en suites
  • Plot handovers
  • Skirting & floors
  • Kitchens
  • Show homes

How to look after the new joints

So the new joints stay in good condition:

  • Wait for the cure time before using a resealed shower
  • Raise failed sealant with the developer while you are covered
  • Wipe joints with warm soapy water
  • Do not wait for the house to settle if water is getting through

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. A visit to Heybridge is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can

Why deal with it now?

DIY kits don’t solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Homes in smaller places like Heybridge can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why choose Mr Mastic in Heybridge

  • A sealant colour to suit the surroundings

  • One-year guarantee on every job
  • Domestic, commercial and hotel work

Signs you need new build mastic in Heybridge

Sealant is often one of the last jobs before handover. Joints aren’t always cleaned of dust or primed, so the bead never bonds properly.

Common reasons people contact us include:

  • Internal frame sealant that has split
  • Sealant work across a run of new homes
  • Skirting joints opening in the first winter
  • Worktop and upstand sealant coming away

If you’ve bought a new home near Hatfield Peverel station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • What the cure time is
  • Who does the work, and how experienced they are
  • Whether you can choose the colour
  • Whether they’re fully insured

Our hiring checklist

What affects the cost of new build mastic

We do not publish a price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • Working hours on commercial sites
  • Any mould that needs treating
  • Access and height

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The type of property
  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.
