New build mastic in Gretna Green, done properly
Across Gretna Green, we work for both new-home owners and the builders handing those homes over. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. If you have beads laid onto grit and dust from the build and plot mastic for developers ahead of handover, we can put it right, whatever the surface.
Around smaller Scottish places like Gretna Green, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

New build mastic around Gretna Green
Gretna Green is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

What the job involves on each surface
Windows and doors
Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
Skirting and floors
New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.
Leave it or put it right?
Small cosmetic gaps can wait for the house to settle, but a leaking seal cannot. Not sure whether yours can wait? You can email us at info@mrmastic.co.uk with a few pictures and we will tell you. Around Gretna Green, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Get a leaking seal dealt with straight away
- Follow the cure time we give you
- Check bath and shower seals every few months as the house settles
- Keep pictures and emails about snagging items
Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most snagging lists, longer for a run of plots and we leave things clean and tidy. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

Related advice
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
