New build mastic for homes and businesses in Eythorne
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. We’re often asked to deal with smeared, uneven beads picked up at snagging and cracked sealant around new window and door frames, on kitchens, windows & doors and bathrooms & en suites.
Older homes in small places like Eythorne often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or drop us an email.

When to call us in Eythorne
Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.
Look out for these signs:
- Gaps behind new kitchen upstands
- Cracks appearing as a new home settles
- Cracked caulk along new skirting
- Plot mastic for developers ahead of handover
For new homes near Shepherds Well station, it’s worth checking the sealant early, while snags are still fresh.

How it works
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Somewhere as small as Eythorne, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you are given the cure time.
Preparing for the visit
- Move anything stored near the joints
- Let us know about parking restrictions
- Tell us about any water getting in

Advice
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.
How to look after the new joints
So the new joints stay in good condition:
- Report sealant problems to your builder during the snagging period
- Watch for new gaps as the house dries out
- Open a window or run the fan after bathing
- Get a leaking seal dealt with straight away
Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.
Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you so report it promptly.
Different surfaces, different methods
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
Why it’s worth doing now in Eythorne
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Where a wall is exposed, as many are in small places like Eythorne, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Why us?
- ARBOMaster approved applicator
- Anti-fungal silicone where joints get wet
- A sealant colour to suit the surroundings
- Trusted Arbo and Everbuild sealants

Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Eythorne: your questions answered
Is Eythorne within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Shepherds Well station?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Should I go to my builder first?
Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they will not put it right, we’ll cut it out and reseal it.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
How long before the joint can be used?
It depends on the product. We tell you how long to leave it before we go.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Should I wait before resealing?
If the seal has failed and water is getting in, do it now. Small gaps that are just cosmetic can be resealed once movement has slowed.

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
