New build mastic for homes and businesses in Cross-at-Hand
Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks instead of bonding to the dust. We work on show homes, bathrooms & en suites and skirting & floors, and people most often call us about shower seals failing in the first year or two and sealant work across a run of new homes.
Somewhere as small as Cross-at-Hand, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
Every job is covered by a 12-month guarantee.

Joints and finishes in Cross-at-Hand homes
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Your questions about new build mastic in Cross-at-Hand
Do you cover smaller places like Cross-at-Hand?
Yes. Cross-at-Hand is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Staplehurst station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.
Can new sealant go on top of the old bead?
No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Cross-at-Hand.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
Is it normal for sealant to crack in a new home?
Cracking in the first couple of years is common. Poor preparation at handover adds to it.
Is the work guaranteed?
Yes. Each job is guaranteed for twelve months, wherever you are.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
What we’re called out for in Cross-at-Hand
Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint and can tear.
It’s worth asking for a quote if you see:
- Sealant work across a run of new homes
- Cracked sealant around new window and door frames
- New-build shower sealant that has already split
- Smeared, uneven beads picked up at snagging
Around Cross-at-Hand, as everywhere, new build mastic is only as good as the preparation behind it.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Who does the work, and how experienced they are
- Whether they seal over old material or remove it
- What product goes in the joint

What happens on the day
The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours in a single home. In a small place like Cross-at-Hand, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit

- For business premises, tell us about site rules or sign-in

How to get a quote
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Advice
What sealant work cannot fix
New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:
- Your warranty claim itself, which is between you and the builder
- A tray or bath that isn’t properly supported, until it’s fixed
- Plumbing faults behind the sealant
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Ventilate bathrooms well, especially in the first year
- Resist patching a failed seal with a tube from the DIY shop
- Check bath and shower seals every few months as the house settles
- Follow the cure time we give you
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.
What affects the cost of new build mastic
Every job gets its own quote. This is what makes a difference:
- Any working-time requirements on site
- The amount of work
- The product the joint needs
- Whether old sealant or filler has to be cut out
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.
Asking for a quote
When you contact us, it’s useful to know:
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
For a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.
