New Build Mastic in Cane End
Our applicators work in Cane End on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Second-fix sealing on new plots
- Smeared, uneven beads picked up at snagging
- Shower seals failing in the first year or two
New build mastic for homes and businesses in Cane End
For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. We work on skirting & floors, windows & doors and kitchens, and the jobs we see most are cracks appearing as a new home settles and messy sealant that spoils new finishes.
Somewhere as small as Cane End, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

How it works
At the end, we look at the finished work together. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. Somewhere like Cane End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Preparing for the visit
- Tell us if parking is tricky
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

Advice
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Wait for the cure time before using a resealed shower
- Put sealant faults on your snagging list early
- Clean sealant with mild detergent, not abrasives
- Look at the sealant regularly in the first couple of years
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
What affects the cost of new build mastic
Every job gets its own quote. This is what makes a difference:
- How easy the joints are to reach
- How much there is to do
- The product the joint needs
- Whether there’s mould to deal with
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.
Asking for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- Where the property is
- Whether it’s a home or a business
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, call 0345 464 0079 or email us.
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
New homes and floors in Cane End
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Different surfaces, different methods
Bathrooms and en suites
En suite seals are easy to miss on a snagging list until they leak. Resealing properly keeps water where it belongs.
Kitchens
Worktops in new homes can move slightly as the house dries, which opens gaps along the back. We reseal them with a flexible sealant.
Your questions about new build mastic in Cane End
Will you come out to Cane End?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Cane End in your area for new build mastic?
Yes. Our work covers London and the South East, and Cane End is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
Do you work through snagging lists?
Yes. We often work straight from a snagging list. We will go through the sealant items and agree what we will do.
My new home is still under warranty. Should I contact you?
While the snagging or warranty period runs, the builder should be your first contact. If it isn’t sorted, or keeps failing, get in touch with us.
Where are you based?
We are a Crawley-based firm. We work across South East England, London and Scotland.
Why does sealant fail so quickly in new builds?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

What we’re called out for in Cane End
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
Look out for these signs:
- Kitchen sealant that has pulled off the wall
- Cracked sealant around new window and door frames
- Shower seals failing in the first year or two
- Plot mastic for developers ahead of handover
Around Cane End, as everywhere, new build mastic is only as good as the preparation behind it.
