New build mastic in Burkham, done properly

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. If you have sealant that never bonded to the surface and worktop and upstand sealant coming away, we can help, whatever the surface.

Older homes in small places like Burkham often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.

Your job is guaranteed for a year, as with all our work.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. In a small place like Burkham, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Leave it or put it right?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. Older cottages and farmhouses around Burkham can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Why us?

  • Full insurance on every job
  • Arbo and Everbuild products
  • A sealant colour to suit the surroundings
  • Domestic, commercial and hotel work

Take a look at what affects the cost and customer reviews.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Look at the sealant regularly in the first couple of years
  • Resist patching a failed seal with a tube from the DIY shop
  • Clean sealant with mild detergent, not abrasives
  • Act quickly if a seal starts to leak

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Plot handovers

Developers can send the plot schedule and specification for a quote. Sealant work across the plot is covered to the agreed spec.

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

How we quote for new build mastic

We quote each job individually. These are the things that affect it:

  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • How much there is to do

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Helping us quote

To help us quote quickly, let us know:

  • Pictures of the joints, sent by email
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business

Burkham: your questions answered

Do you cover smaller places like Burkham?

Yes. Burkham is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Alton station?

Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before we start.

Do you use white or clear sealant?

White and clear are the most common, but other colours are available. We match the colour to the finish and agree it with you.

Where do you work from?

We work from Crawley. We cover Burkham and the rest of Hampshire, along with the rest of our area.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Is it worth resealing while the house is still settling?

It depends on whether water is getting through. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.

Will you just run a new bead over the existing one?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
