When to call us in Buckland

When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

These are the problems we are asked about most:

  • Smeared, uneven beads picked up at snagging
  • Sealant that never bonded to the surface
  • Kitchen sealant that has pulled off the wall
  • Internal frame sealant that has split

Whether the job is in Buckland itself or nearby, the right material for each joint matters as much as a neat finish.

How we handle new build mastic in Buckland

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly. Common call-outs are for cracked sealant around new window and door frames and worktop and upstand sealant coming away, on windows & doors, skirting & floors and plot handovers.

Somewhere as small as Buckland, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

You get a one-year guarantee, the same in Buckland as everywhere else we work.

What we cannot put right

New sealant can’t fix everything, and we will tell you before work begins. Sealant won’t put right:

  • Movement caused by a poorly fitted tray or bath
  • Cracked trays, tiles or worktops
  • Leaks from pipes, valves or wastes, which need a plumber

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

Why deal with it now?

Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. Where a wall is exposed, as many are in small places like Buckland, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

What you get with us

  • A sealant colour to suit the surroundings
  • Any old sealant cut out fully, not covered over
  • Neat joints and a tidy finish
  • Full insurance on every job

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. For a village or hamlet like Buckland, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Plot handovers

Good preparation at handover saves snagging later. Dust from the build is removed first and prime where the product needs it.

Show homes

We seal show-home bathrooms, kitchens and frames. We will plan around viewing times.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What affects the quote in Buckland

Every job gets its own quote. This is what makes a difference:

  • How much there is to do
  • How many areas need sealing
  • Working hours on commercial sites
  • Whether there’s mould to deal with

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

To make quoting easier, please include:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Whether it has been sealed before
  • A few photos by email, if you can

If you’re in Buckland and need new build mastic, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

Your questions about new build mastic in Buckland

Can you do new build mastic in Buckland?

Yes. Our work covers London and the South East, and Buckland is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

Will you come out to Buckland?

Yes. Buckland is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What colour sealant will you use?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before we start.

Can you work from my snagging list?

Yes. We often work straight from a snagging list. We agree the sealant items with you before work begins.

Do you work for developers?

Yes. We take on second-fix sealant work across new plots. Good preparation keeps snagging to a minimum.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
