New build mastic near Brook Street

Different surfaces, different methods

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.

Show homes

In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.

New build mastic in Brook Street, done properly

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on skirting & floors, bathrooms & en suites and plot handovers, and common reasons people get in touch are cracks appearing as a new home settles and gaps between new skirting and floors.

For a small place like Brook Street, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

Every job is covered by a one-year guarantee.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Put sealant faults on your snagging list early
  • Ventilate bathrooms well, especially in the first year
  • Act quickly if a seal starts to leak
  • Look at the sealant regularly in the first couple of years

Do not stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What happens if it’s left?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. In a small place like Brook Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Combining jobs into one visit is usually more efficient than separate visits. We’ll send you a clear quote for the lot.

What happens on the day

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. In a small place like Brook Street, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you are given the cure time.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Cracked trays, tiles or worktops
  • Leaks from pipes, valves or wastes, which need a plumber
  • Settlement cracks that need a surveyor

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Signs you need new build mastic in Brook Street

Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak.

Keep an eye out for these signs:

  • Shower seals failing in the first year or two
  • Kitchen sealant that has pulled off the wall
  • Cracks appearing as a new home settles
  • Cracked sealant around new window and door frames

Around Brook Street, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • What insurance they hold
  • How long to leave it before use
  • Which sealant they’ll use, and why
  • The length of the guarantee
