New build mastic in St Vincent's Hamlet
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. We’re often asked to deal with new-build shower sealant that has already split and skirting joints opening in the first winter, on bathrooms & en suites, windows & doors and kitchens.
Older homes in small places like St Vincent's Hamlet often have timber floors that move with the seasons, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In and around St Vincent's Hamlet, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Harold Wood station, the sealant around baths, showers and frames is worth checking in the first year or two.

Work for landlords, hotels and businesses
For anyone letting property in or around St Vincent's Hamlet, several properties can be quoted together. Send us the addresses and the work at each.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
Keeping the joints in good condition
So the new joints stay in good condition:
- Check bath and shower seals every few months as the house settles
- Get a leaking seal dealt with right away
- Follow the cure time we give you
- Use the extractor fan every time you shower
Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.
What happens on the day
At the end, we look at the finished work together. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. In a small place like St Vincent's Hamlet, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Before we arrive
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
- For business premises, tell us about site rules or sign-in

DIY versus a professional finish
If you’ve already had a go yourself, that is fine. We cut it out and start again.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why deal with it now?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Where a wall is exposed, as many are in small places like St Vincent's Hamlet, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Your questions about new build mastic in St Vincent's Hamlet
Is St Vincent's Hamlet within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Harold Wood station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.
Why does sealant fail so quickly in new builds?
There are normally two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
How long does new build mastic take?
That depends on how much there is to do, but most jobs take a few hours for most snagging lists, longer for a run of plots. We’ll tell you when we quote.
Who should fix failed sealant in a new build?
Start with the builder if you’re in the snagging or warranty period. Once that is done, or if they will not put it right, we will cut it out and reseal it.
What colour sealant will you use?
It depends on the joint: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before we start.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
