How we handle new build mastic in Borgh
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference since hurried prep is behind a lot of new-build failures. We work on plot handovers, skirting & floors and show homes, and the jobs we see most are sealant work across a run of new homes and beads laid onto grit and dust from the build.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What we can’t put right
We’ll always be straight with you, so here’s what new sealant will not do:
- Your warranty claim itself, which is between you and the builder
- Baths and trays that move too much for sealant to cope with
- Plumbing faults behind the sealant
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Show homes
- Bathrooms & en suites
- Windows & doors
- Kitchens
- Skirting & floors
- Plot handovers
What happens if it’s left?
A tube of sealant from the DIY shop will not fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Different surfaces, different methods
Show homes
Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish to a tidy standard. Tell us when the home is open so we can plan around it.
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
FAQs for Borgh
Can you do new build mastic in Borgh?
Yes, Borgh is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Borgh?
Yes, Borgh is covered. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
When is the best time to reseal in a new build?
If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

Yes. We are approved under the ARBOMaster scheme.
When is the sealant fully cured?
It depends on the product. Before we leave, we’ll tell you the cure time.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Are you insured?
Yes, we are fully insured.
Do you use white or clear sealant?
The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
The process
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on the number of plots. Around Borgh, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear the area around the work
- Let us know about earlier repairs to the joints

Aftercare tips
To keep the joints looking good and working properly:
- Raise failed sealant with the developer while you are covered
- Do not wait for the house to settle if water is getting through
- Use the extractor fan every time you shower
- Clean sealant with mild detergent, not abrasives
Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents, which can damage the surface.
Report failed sealant to the builder while you’re in the snagging period. Once it ends, the repair may be down to you, so raise it early.
