Blenheim New Build Mastic
Specialist new build mastic for Blenheim: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Sealant that never bonded to the surface
- New-build shower sealant that has already split
- Untidy sealant flagged on a snagging list
Looking after it afterwards
Aftercare is simple:
- Put sealant faults on your snagging list early
- Record problems with dated pictures
- Ventilate bathrooms well, especially in the first year
- Look at the sealant regularly in the first couple of years
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
How we handle new build mastic in Blenheim
A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. If you have gaps between new skirting and floors and cracks appearing as a new home settles, we can help, whatever the surface.
In a village or hamlet like Blenheim, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

When to call us in Blenheim
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
Common reasons people contact us include:
- Leaking shower tray seals in a new home
- Sealant that never bonded to the surface
- Messy sealant that spoils new finishes
- Cracked caulk along new skirting
Around Blenheim, as everywhere, new build mastic is only as good as the preparation behind it.

Common questions in Blenheim
Is Blenheim within the area you cover?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Radley station?
Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do you guarantee your work?
Yes, always. There’s a 12-month guarantee on every job, large or small.
Why has my new-build shower seal failed already?
There are usually two causes: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
Where is Mr Mastic based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Is it worth resealing while the house is still settling?
For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Joints and finishes in Blenheim homes
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For new homes near Radley station, it’s worth checking the sealant early, while snags are still fresh.

Different surfaces, different methods
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out and baths are filled before sealing.
Show homes
Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.
What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. In a small place like Blenheim, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Before we arrive
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height
- Keep pets and children clear of the area while we work

Advice
How we quote for new build mastic
Jobs vary more than people expect. The main factors:
- Any mould that needs treating
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- What’s wrong with the joints now
- Pictures of the joints, sent by email
- Whether it has been sealed before
- The rough size of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Honest limits
New sealant can’t fix everything, and we’ll tell you before work begins. Sealant won’t put right:
- Disputes or warranty claims with your builder
- Settlement cracks that need a surveyor
- Broken tiles or a split tray
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
