How we handle new build mastic in Birkenshaw
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference, because that’s what rushed new-build sealant generally lacks. We work on windows & doors, skirting & floors and kitchens, and common reasons people get in touch are gaps behind new kitchen upstands and messy sealant that spoils new finishes.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Each job carries a 12-month guarantee, whatever its size.

Leave it or put it right?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we can’t put right
Some problems need a builder, plumber or other trade rather than us:
- Damaged fittings that need replacing
- Leaks from pipes, valves or wastes, which need a plumber
- Movement caused by a poorly fitted tray or bath
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

The process
On the day, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outside jobs in Birkenshaw need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Mention if the joints have been sealed before
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
Getting a quote
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.

Questions from Birkenshaw
Is Birkenshaw within the area you cover?
Yes, Birkenshaw is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Uddingston station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Who should fix failed sealant in a new build?
Report it to the builder first while you’re covered. If it isn’t resolved, we’ll cut it out and reseal it.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Why does sealant fail so quickly in new builds?
Lots of new homes see sealant crack early, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.
Signs you need new build mastic in Birkenshaw
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
The most common problems we see are:
- Sealant applied over dusty or wet surfaces
- Gaps behind new kitchen upstands
- Skirting joints opening in the first winter
- Frame joints opening as the plaster dries
If you’ve bought a new home near Uddingston station, the sealant around baths, showers and frames is worth checking in the first year or two.

Joints and finishes in Birkenshaw homes
The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Birkenshaw, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Act quickly if a seal starts to leak
- Put sealant faults on your snagging list early
- Open a window or run the fan after bathing
- Watch for new gaps as the house dries out
Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers to help keep mould away.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.
