How we handle new build mastic in Beenham
In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. We’re often asked to deal with beads laid onto grit and dust from the build and cracked sealant around new window and door frames, on skirting & floors, windows & doors and plot handovers.
For a small place like Beenham, the journey and access are planned in advance, and once on site, the job is the same as anywhere.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why deal with it now?
Water getting past a failed seal in a new build reaches walls and floors that are still settling. Dealing with it early keeps the damage away from ceilings, floors and finishes. Around Beenham, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots. In a small place like Beenham, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Before we arrive
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we’re working on

Beenham: your questions answered
Is Beenham within the area you cover?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you do new build mastic in Beenham?
Yes, Beenham is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear price.
What colour sealant will you use?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
Should I go to my builder first?
Your builder, if you’re still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it with our 12-month guarantee.
Can you do plot mastic on a new development?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send us the plot schedule and we will quote.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Will you leave a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
When to call us in Beenham
The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.
The problems people normally mention when they call include:
- Frame joints opening as the plaster dries
- Sealant that never bonded to the surface
- Leaking shower tray seals in a new home
- Gaps between new skirting and floors
If you’ve bought a new home near Aldermaston station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- When the joint can take water or movement
- Whether you can choose the colour
- Whether all the old sealant comes out first
- Is VAT in the price?
When something else is needed
Before booking, it’s worth knowing the limits too:
- Plumbing faults behind the sealant
- Your warranty claim itself, which is between you and the builder
- Broken tiles or a split tray
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.
What we seal
- Bathrooms & en suites
- Skirting & floors
- Kitchens
- Plot handovers
- Windows & doors
- Show homes
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Photograph failed sealant before it’s redone
- Use the extractor fan every time you shower
- Avoid running a DIY bead over the old one
- Raise failed sealant with the developer while you’re covered
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.
