New build mastic for homes and businesses in Beech Hill
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly. We work on show homes, windows & doors and plot handovers, and the jobs we see most are sealant work across a run of new homes and skirting joints opening in the first winter.
Around Beech Hill, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

New homes and floors in Beech Hill
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you’ve bought a new home near Mortimer station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Beech Hill, as everywhere, new build mastic is only as good as the preparation behind it.

What the job involves on each surface
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in with baths filled first.
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Leaking fittings rather than failed sealant
- Damaged fittings that need replacing
- Structural cracks in walls or ceilings
If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before you book.

What happens on the day
We keep the work tidy and contained to the area we are working on. Expect the work to take a few hours in a single home, and we tell you how long to leave it before we go. Somewhere as small as Beech Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- Each bead is tooled and the cure times explained.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Mention any parking rules near the property

Why act early in Beech Hill
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Older cottages and farmhouses around Beech Hill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

- Approved under the ARBOMaster scheme

Questions from Beech Hill
Is Beech Hill in your area for new build mastic?
Yes, Beech Hill is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear price.
I let a flat near Mortimer station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
How long before the joint can be used?
That depends on the sealant used, so follow the cure time we give you.
Why has my new-build shower seal failed already?
It’s common, and there are generally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
How long does new build mastic take?
A typical job takes a few hours for most snagging lists, longer for a run of plots, including the preparation. Your quote will say how long we expect yours to take.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Do not wait for the house to settle if water is getting through
- Avoid running a DIY bead over the old one
- Check bath and shower seals every few months as the house settles
- Photograph failed sealant before it’s redone
Follow the cure time we give you before the area gets wet. Most silicones need around a day.
A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
