Balmore: your questions answered

Is Balmore within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Balmore for new build mastic?

Yes. Our work covers the whole of Scotland, and Balmore is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you do plot mastic on a new development?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

My new home is still under warranty. Should I contact you?

If you are still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix does not last, we can help.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

How do I get a quote for new build mastic in Balmore?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Where are you based?

We work from Crawley. Our applicators cover Balmore.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

How we handle new build mastic in Balmore

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. We work on plot handovers, bathrooms & en suites and show homes, and people most often call us about plot mastic for developers ahead of handover and gaps between new skirting and floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Whatever the size of the job, it’s backed by our one-year guarantee.

Surface by surface

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk painted or coloured to suit.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. The job usually takes a few hours in a single home, and we tell you how long to leave it before we go. Outdoor work around Balmore depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. Each joint is checked for movement before any work starts.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Ventilate bathrooms well, especially in the first year
  • Photograph failed sealant before it’s redone
  • Put sealant faults on your snagging list early
  • Resist patching a failed seal with a tube from the DIY shop

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.

Why deal with it now?

DIY kits don’t solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Cutting out, cleaning and priming are what make the difference. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before we start. Sealant will not put right:

  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem
  • Cracked trays, tiles or worktops

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What affects the quote in Balmore

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The product the joint needs
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Any mould that needs treating

Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the property is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Roughly how big the job is

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

New homes and floors in Balmore

The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
