How we handle gutter sealing in Wareside

Across Wareside, we reseal gutter joints, end caps and roofline trims. Single-storey and low gutters are simple to reach, and for higher work, tell us about access and we’ll confirm what’s needed. We’re often asked to deal with old gutter sealant that has let go and open joints in fascias and soffits, on uPVC fascias, soffit joints and roofline trims.

Around Wareside, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.

Each job carries a 12-month guarantee, large or small.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

How the job changes by surface

Garage door frames

The joint between frame and brickwork moves and weathers. We use a sealant made for outdoor joints.

uPVC fascias

Joints between fascia boards can open over time. They’re sealed tidily in a suitable colour.

The process

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours, depending on the number of joints and the access, and we tell you how long to leave it before we go. In a small place like Wareside, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We find where the water is coming from and check the gutter is sound.
  2. We remove the old sealant and clean the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Before we arrive

  • Clear items away from the joints we’re working on
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know if you’ve seen damp or leaks

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Gutters that have dropped or pulled away
  • Leaks from the roof rather than a joint
  • A gutter length that has split

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Surfaces we seal

  • Garage door frames
  • Soffit joints
  • Gutter joints
  • Roofline trims
  • Gutter end caps
  • uPVC fascias

Aftercare tips

To keep the joints looking good and working properly:

  • Clean out the gutters once or twice a year
  • Have sagging gutters refixed early
  • Get leaks sealed before the wet months
  • Check that water runs out of the downpipes

While checking gutters, glance at the fascia joints too. Splits are easier to seal early.

Rain getting in round a garage door frame can damage what’s stored inside. Resealing the frame is a quick job.

Signs you need gutter sealing in Wareside

Sealant on fascias and trims weathers like any outdoor joint. It goes hard, cracks and pulls away over time.

Most people get in touch when they notice one of these:

  • Drips from gutter joints and end caps
  • Trim joints where the sealant has failed
  • Failed sealant on a garage door frame
  • End caps that drip every time it rains

In the older streets around Church of the Holy Trinity, an extension built onto an older house moves differently, and the joint between them takes the strain.

Before you book anyone

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • When the joint can take water or movement
  • Are they insured?

Gutter sealing in Wareside: local notes

Historic houses like Much Hadham Palace (about 3.3 miles north-east) are a reminder that the area around Wareside has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Schools such as Wareside Church of England Primary School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Ware station, leaking gutter joints on a rental are best caught before they stain the walls.

Questions from Wareside

Do you cover Wareside for gutter sealing?

Yes. We work across London and the South East, and Wareside is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.

I let a flat near Ware station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is it possible to stop a gutter joint dripping with sealant?

Yes, as long as the gutter itself is in good order. We clean and dry the joint before sealing so the sealant bonds.

Do you install new fascias or gutters?

That is not something we do. Our work is sealing joints; replacing gutters and fascias needs a gutter or roofline installer.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
