Trusted gutter sealing in Upper Largo

Gutter sealing in Upper Largo

Our work covers gutter joints and end caps as well as fascias and soffits, along with roofline trims and garage door frames. It’s joint work rather than new guttering. We work on roofline trims, soffit joints and gutter end caps, and the jobs we see most are damp on an inside wall under a dripping gutter and dripping gutter ends.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Your job is guaranteed for a year, as with all our work.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Walls and rooflines in Upper Largo

Upper Largo is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

For an older house near a landmark such as Largo Parish Church And Churchyard, the joints between older walls, newer extensions and the roofline need a sealant that can move. Letting a property close to Leven station? Then leaking gutter joints on a rental are best caught before they stain the walls.

Our area takes in 133 places across Fife. Dundee is on our list too, about 18 miles from Upper Largo.

Why act early in Upper Largo

Leaving a leaking end cap can send water down the wall all winter. Resealing it is a quick job compared with treating damp later. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the number of joints and the access. Outside jobs in Upper Largo need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we trace the drip and check the gutter isn’t damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • Clear the area around the work

Landlords, agents and businesses in Upper Largo

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Upper Largo: your questions answered

Will you come out to Upper Largo?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is gutter sealing in a coastal place like Upper Largo any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can you fit new guttering?

We do not replace gutters or fascias. If a gutter is broken or sagging, we’ll tell you so you can call the right trade.

Can a leaking gutter joint be sealed?

In many cases, yes. A clean, dry joint resealed with gutter sealant normally stops the drip. A split or warped section needs replacing.

Do you work for letting agents?

Yes. We work for householders, landlords, letting agents, businesses and hotels.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Are you insured?

Yes, we are fully insured.

How the job changes by surface

Soffit joints

Soffit board joints can separate over time. They’re sealed to tidy the line.

Gutter end caps

End caps are resealed where they meet the gutter, after cleaning and drying.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Water backing up from a blocked pipe
  • Fascias that need replacing
  • Cracked, split or warped gutter sections

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Soffit joints
  • Gutter joints
  • Roofline trims
  • Gutter end caps
  • Garage door frames
  • uPVC fascias

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Look at the gutters while it’s raining
  • Keep downpipes clear
  • Do not lean ladders against the gutter itself
  • Clean out the gutters once or twice a year

Keep downpipes clear, so water can get away. A blocked pipe backs water up to the joints.

Rain getting in round a garage door frame can damage what’s stored inside. A reseal sorts it.
