Glazing silicone for Wittersham homes and businesses

Glazing silicone for homes and businesses in Wittersham

A frameless shower screen depends on its silicone. Leaks generally come from the wall joint or the tray joint, and we reseal both. We are often asked to deal with a quick top-up bead that didn’t last and conservatory leaks at frame and glazing joints, across glass balustrade bases, conservatory frames and glass-to-glass joints.

Around Wittersham, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Each job carries a 12-month guarantee, whatever its size.

Honest limits

We will not take on work that won’t last, so these are the limits:

  • A sealed unit that has misted inside
  • A frame that needs repairing or replacing
  • Cracked or broken glass

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

  • Conservatory frames

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

The work is kept neat and contained to the joints we are treating. The job normally takes a few hours for most jobs. Somewhere like Wittersham needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we check where the water gets in.
  2. We remove the old sealant carefully.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. We check the finished joints and test with water where it’s safe.

Before we arrive

  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before

Leave it or put it right?

A quick bead over the old sealant might stop a drip for a while, but new silicone won’t bond to old and water soon finds its way back. Cutting out and resealing properly lasts. Older cottages and farmhouses around Wittersham can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What glazing silicone looks like in Wittersham

With historic houses such as Smallhythe Place (about 1.6 miles north) nearby, there’s older building stock in the area around Wittersham as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around Parish Church of St John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Wittersham Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Rented homes near Rye station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

What affects the quote in Wittersham

Every job gets its own quote. This is what makes a difference:

  • The product the joint needs
  • Working hours on commercial sites
  • Access and height
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • A few photos by email, if you can

To get a quote, ring 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Avoid scraping close to the bead
  • Use gentle products around the joints
  • Get a new leak looked at quickly
  • Clear the conservatory gutters regularly

Look over the glazing joints every year or so. Spotting a crack early means a simpler fix.

Drips or damp near a glazing joint shouldn’t be ignored. The cause may be sealant or another part, and we’ll tell you which.

Common questions in Wittersham

I let a flat near Rye station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like Wittersham?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Why not top up the existing silicone?

Silicone doesn’t stick to silicone and water gets between the layers. We cut out the old sealant first.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use on glazing?

We pick a glazing silicone to suit the materials. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.
