Glazing & conservatory sealant in Westfield, Surrey
Our applicators work in Westfield on glazing silicone for conservatories, rooflights, glass panels and shower screens. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Rooflight joints letting water in
- Drips on the inside of a conservatory window
- Mouldy sealant around glass panels
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
How we handle glazing silicone in Westfield
We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. We’re often asked to deal with leaking glazing joints on a rooflight and conservatory leaks at frame and glazing joints, on rooflights, glass-to-frame joints and shower screens.
In a smaller place like Westfield, some walls face open ground and catch the full force of the weather, so exposed windows and doors face the weather head on. That is hard on the mastic around frames and sills.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Windows and doors in Westfield
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Clandon Park (about 4.1 miles south-east) nearby, there’s older building stock in the area around Westfield as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Schools such as Westfield Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Mark's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Woking station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
Westfield is about 1 mile south-east of Woking, in Surrey. Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Can tenants book the work?

Just the basics: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or email us.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you seal glass balustrade bases?
Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.
How long will you be here?
Most jobs take a few hours, depending on how many joints need doing, including preparation and clearing up. We will confirm how long when we quote.
Why it’s worth doing now in Westfield
If the problem is a misted unit or a broken panel, sealant won’t help. We’ll tell you that rather than seal it anyway, so you can call the right trade. Around Westfield, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Why Westfield clients choose us
- We never seal over old sealant
- We’re fully insured
- Neat joints and a tidy finish
- Colour picked to suit the job

How it works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from an hour or two to most of a day, depending on the size of the job. A visit to Westfield is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- We clean and prepare the joint.
- We apply and tool the new silicone.
- The joints are checked before we leave.
How to prepare
- Mention if the joints have been sealed before
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints

What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Structural problems with a conservatory roof
- Leaks from the roof covering or flashing (a roofer’s job)
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.
Surfaces we seal
- Rooflights
- Glass-to-frame joints
- Shower screens
- Conservatory frames
- Glass balustrade bases
- Glass-to-glass joints
How to look after the new joints
So the new joints stay in good condition:
- Clean glass with a mild cleaner and a soft cloth
- Check the silicone on glass every year or so
- Open vents or windows to let moisture out
- Keep harsh solvents off the silicone
Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.
Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.
Surface by surface
Rooflights
We reseal the glazing joints on rooflights. Leaks from the roof itself need a roofer.
Glass balustrade bases
The base joint is cut out and resealed. Glass fitting is a separate trade.
