How we handle glazing silicone in St Lawrence Bay
Glass, frames and walls all move at different rates, and the silicone between them takes the strain. Once it splits or comes away, water finds a way through. We cut it out and reseal with a glazing silicone suited to the joint. We work on rooflights, conservatory frames and glass balustrade bases, and the jobs we see most are rooflight joints letting water in and water escaping where a screen meets the wall.
Outdoor sealant needs dry, clean surfaces, so work on frames around St Lawrence Bay is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.
You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

Surface by surface
Conservatory frames
The joints where the conservatory meets the house take a lot of movement. They’re resealed with a suitable sealant.
Rooflights
Rooflight glazing joints are cut out and renewed. Leaks from the roof itself need a roofer.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Failed flashing around a conservatory
- A sagging or failing conservatory roof
- Rotten or badly damaged frames
If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Frames and glazing around St Lawrence Bay
St Lawrence Bay is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For an older house near a landmark such as St Lawrence Church Centre, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Southminster station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

St Lawrence Bay: your questions answered
Do you cover smaller places like St Lawrence Bay?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Does the coastal weather in St Lawrence Bay affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you replace glass?
No. We renew the sealant. Glass and sealed units need a glazier.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Can you just put new silicone over the old?
Topping up is a common cause of leaks. We remove the old silicone, clean the joint and reseal.
Why act early in St Lawrence Bay
A quick bead over the old sealant might stop a drip for a while, but new silicone won’t bond to old and water soon finds its way back. Cutting out and resealing properly lasts. In a small place like St Lawrence Bay, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Related advice
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Run a squeegee over the glass when you are done
- Do not use a blade near the sealant
- Avoid strong solvents on or near the sealant
- Check the silicone on glass every year or so
Don’t use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.
Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.
