Your questions about glazing silicone in South Ascot

Is South Ascot within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do glazing silicone in South Ascot?

Yes. We work across London and the South East, and South Ascot is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Do you seal glass balustrade bases?

Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

What guarantee do I get?

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

About our glazing silicone in South Ascot

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. We work on glass-to-glass joints, glass-to-frame joints and conservatory frames, and common reasons people get in touch are glazing silicone that has cracked or come away and leaks from the base of a shower screen.

Homes around South Ascot range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Different surfaces, different methods

Rooflights

Rooflight leaks can come from the sealant or the roof. We find the cause first.

Shower screens

Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.

Frames and glazing around South Ascot

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as St Leonard's Hill (about 4.8 miles north) nearby, there’s older building stock in the area around South Ascot as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

In the older streets around Church of All Souls, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as St Francis Catholic Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Why deal with it now?

Fixing a leaking screen early protects what’s underneath. Water from a failed joint can soak into the floor before you notice. In a smaller place like South Ascot, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before any work starts.

What affects the quote in South Ascot

The quote reflects the job in front of us. We look at:

  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The size of the job

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

To help us quote quickly, please include:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

Common problems we fix in South Ascot

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

People usually contact us after spotting one of these:

  • Black or yellowed silicone on glass joints
  • Cracked silicone between glass panels
  • A quick top-up bead that didn’t last
  • Silicone pulling away from the glass

Rented homes near Ascot station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What your quote should include

  • How long the guarantee is
  • How long to leave it before use
  • What insurance they hold
  • Is VAT in the price?

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours, depending on how many joints need doing. In a smaller place like South Ascot, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions

Advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep scrapers and blades away from the silicone
  • Squeegee the shower screen after each use
  • Ventilate the conservatory to cut condensation
  • Look over the glazing joints once a year

Avoid scraping near the new silicone when you clean. A soft cloth or sponge is best.

Damp patches, drips and condensation along a joint are worth checking. It may be sealant, or something else and we will find out which.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
