Trusted glazing silicone in Rosehearty

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Glazing silicone in Rosehearty, done properly

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. If you have silicone pulling away from the glass and rooflight joints letting water in, we can help, on glass balustrade bases, glass-to-glass joints and rooflights alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Water coming through the roof rather than a sealant joint
  • A frame that needs repairing or replacing
  • Glass that needs replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Glass-to-glass joints
  • Glass-to-frame joints
  • Conservatory frames
  • Rooflights
  • Shower screens
  • Glass balustrade bases

What we’re called out for in Rosehearty

Sealant laid over old sealant does not last. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

If you can see any of these, it’s time to have the joints looked at:

  • Mouldy sealant around glass panels
  • A quick top-up bead that didn’t last
  • Shower screens leaking along the wall or tray
  • Water running down inside the glass

Around Rosehearty, as everywhere, glazing silicone is only as good as the preparation behind it.

Questions to ask before booking

  • Which colour the sealant will be
  • When the joint can take water or movement
  • Who turns up on the day
  • Are they insured?

How to choose a mastic man

Windows and doors in Rosehearty

Rosehearty is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Whether the job is in Rosehearty itself or nearby, the right material for each joint matters as much as a neat finish.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention any tricky access
  • Keep children and pets away from the work area

Advice

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

Glass needs a sealant made for glazing. We use neutral-cure glazing silicone and anti-fungal silicone in wet areas.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Check the silicone on glass every year or so
  • Run a squeegee over the glass when you’re done
  • Keep scrapers and blades away from the silicone
  • Open vents or windows to let moisture out

Don’t use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below before you spot it.

Surface by surface

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. The bead needs to be tidy and fully bonded.

Rooflights

Water around a rooflight isn’t always the sealant. We find the cause first.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
