Glazing silicone near Oare

Glazing silicone in Oare

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. Our work is the sealant joints, which is where many leaks start. If you are dealing with cracked silicone between glass panels and sealant that was laid over old silicone and failed, we can help.

Homes in small places like Oare often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. Most jobs take a few hours for most jobs. In a small place like Oare, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in

Advice

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • A broken pane or roof panel
  • Structural problems with a conservatory roof
  • Rotten or badly damaged frames

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Surfaces we seal

  • Shower screens
  • Glass-to-glass joints
  • Glass balustrade bases
  • Rooflights
  • Conservatory frames
  • Glass-to-frame joints

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How to look after the new joints

So the new joints stay in good condition:

  • Wipe the screen down after showering
  • Keep conservatory gutters clear of leaves
  • Look over the glazing joints once a year
  • Open vents or windows to let moisture out

Avoid scraping near the new silicone when cleaning the glass. Stick to a soft cloth.

Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

Common problems we fix in Oare

Some conservatory leaks aren’t sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.

It’s worth asking for a quote if you see:

  • A quick top-up bead that didn’t last
  • Water getting into a conservatory at the joints
  • Water running down inside the glass
  • Cracked silicone between glass panels

For an older house near a landmark such as Church of St Bartholomew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Rooflights

Rooflights get the full force of the weather. The sealant around the glass and frame wears faster than most.

Glass balustrade bases

Outdoor balustrade joints face the weather. A sound sealant joint keeps them tidy and dry.

Leave it or put it right?

If the problem is a misted unit or a broken panel, sealant will not help. We say so plainly and point you to a glazier or roofer. In a small place like Oare, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Oare homes and the weather

Historic houses like Shaw House (about 4 miles south-west) are a reminder that the area around Oare has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Newbury Racecourse station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. If you look after a building such as Hermitage Primary School, larger buildings have plenty of frames, and the mastic around each one ages.
