Landlord and commercial work in Noak Hill

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

The process

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours for most jobs. For a village or hamlet like Noak Hill, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

Advice

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clean glass with a mild cleaner and a soft cloth
  • Ventilate the conservatory to cut condensation
  • Squeegee the shower screen after each use
  • Check the silicone on glass every year or so

Keep conservatory gutters clear so water doesn’t back up against the seals. Overflowing gutters can cause leaks of their own.

Conservatory leaks rarely stay small. Water travels along the frame and into the wall, so get it looked at when you first see it.

When something else is needed

In fairness, some problems need a different trade:

  • A sealed unit that has misted inside
  • A sagging or failing conservatory roof
  • Frames that have decayed or split

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.

Common problems we fix in Noak Hill

On shower screens, constant water and cleaning products wear silicone. Mould gets into it and the joint starts to lift.

Keep an eye out for any of the following:

  • Sealant that was laid over old silicone and failed
  • Glazing silicone that has cracked or come away
  • Water tracking down the inner face of the glass
  • Stained, discoloured glazing silicone

If you look after a building such as Drapers' Pyrgo Priory School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • What the cure time is
  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it

10 questions to ask before booking

Leave it or put it right?

You don’t need new glazing because the sealant has gone. Sound glass and frames usually just need resealing. In a small place like Noak Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Noak Hill: your questions answered

Can you do glazing silicone in Noak Hill?

Yes, Noak Hill is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Do you cover smaller places like Noak Hill?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Can a conservatory leak be sealed?

That depends where the water is getting in. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

How long should I leave it?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

Glazing silicone in Noak Hill: local notes

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Hare Hall (about 2.5 miles south-west) nearby, there’s older building stock in the area around Noak Hill as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For an older house near a landmark such as Church of St Thomas, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Harold Wood station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
