Glazing silicone in Milton

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass before the new bead goes in. We’re often asked to deal with new silicone smeared over old sealant and shower screens leaking along the wall or tray, across glass balustrade bases, shower screens and rooflights.

In and around a place like Milton, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Your questions about glazing silicone in Milton

Does the coastal weather in Milton affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

I let a flat near Bowling station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you cover Milton?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you fix a leaking conservatory?

In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Honest limits

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant will not put right:

  • A frame that needs repairing or replacing
  • A roof that has moved or dropped
  • A broken pane or roof panel

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Conservatory frames
  • Glass balustrade bases
  • Glass-to-frame joints
  • Glass-to-glass joints
  • Rooflights
  • Shower screens

Surface by surface

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

Milton homes and the weather

Milton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Managing a site like Dumbarton Academy? Then the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Bowling station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most jobs and we leave things clean and tidy. For a place like Milton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Leave it or put it right?

Dealing with a leaking shower screen early protects the floor and ceiling. A small leak can reach the floor below before you notice. In a place like Milton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Use gentle products around the joints
  • Check the silicone on glass every year or so
  • Don’t use a blade near the sealant
  • Open vents or windows to let moisture out

Squeegee a shower screen after each shower and let the room air. That slows mould growth on the bead.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
