How we handle glazing silicone in Methlick
Glass, frames and walls all move at different rates, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. We work on glass-to-frame joints, conservatory frames and glass balustrade bases, and common reasons people get in touch are shower screens leaking along the wall or tray and failed sealant around rooflight glass.
In and around a place like Methlick, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

What affects the quote in Methlick
There’s no set price list, because jobs vary so much. The quote depends on:
- The product the joint needs
- The size of the job
- Working hours on commercial sites
- Any mould that needs treating
What you pay reflects the work, not guesswork. That’s why we ask a few questions first and agree the price before starting.
What we need to know
Before you ask for a quote, have a think about:
- The address or postcode of the job
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- Whether it has been sealed before
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
Different surfaces, different methods
Glass-to-glass joints
Glass-to-glass joints depend entirely on the sealant. It must be clean, neat and well bonded.
Glass balustrade bases
The base joint is cut out and resealed. We do not install or replace glass.
DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What glazing silicone looks like in Methlick
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In and around Methlick, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

The process
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes anything from an hour or two to most of a day, depending on the size of the job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we check where the water gets in.
- We remove the old sealant carefully.
- The joint is cleaned and degreased.
- A neutral-cure glazing silicone is applied and tooled.
- Each joint is checked and, where possible, water-tested.
How to prepare
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we are working on
- Tell us about access, such as stairs, a lift or high-level joints

Yes, Methlick is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Do you work for letting agents?
Yes. We work for householders, landlords, letting agents, businesses and hotels in Methlick.
How long does glazing silicone take?
That depends on how much there is to do, but as a guide it takes a few hours for most jobs. We’ll give you a better idea when we quote.
Where is Mr Mastic based?
Mr Mastic is based in Crawley. We cover Methlick and the rest of Aberdeenshire.
What sealant do you use on glazing?
We pick a glazing silicone to suit the materials. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.
When is the sealant fully cured?
It depends on the product. We tell you how long to leave it before we go.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Glass that needs replacing
- Failed flashing around a conservatory
- A roof that has moved or dropped
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
What we seal
- Shower screens
- Glass balustrade bases
- Glass-to-frame joints
- Glass-to-glass joints
- Conservatory frames
- Rooflights
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Squeegee the shower screen after each use
- Avoid strong solvents on or near the sealant
- Do not leave a drip for the next storm
- Open vents or windows to let moisture out
Follow the cure time we give you before the joints get wet. After that, clean glass with a mild cleaner.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.
Do you need glazing silicone in Methlick?
Some conservatory leaks are not sealant at all: broken panels, roof problems and blocked gutters can all let water in. We find the cause before we seal anything.
Common reasons people contact us are:
- Water tracking down the inner face of the glass
- Sealant that was laid over old silicone and failed
- Stained, discoloured glazing silicone
- Water escaping where a screen meets the wall
Homes close to Methlick Parish Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
