London Beach Glazing Silicone
Our applicators work in London Beach on glazing silicone for conservatories, rooflights, glass panels and shower screens. Old sealant removed completely, joints prepared properly and a 12-month guarantee.

- Water tracking down the inner face of the glass
Glazing silicone in London Beach
Glass replacement is not something we do and a misted double-glazed unit needs a glazier. Our work is the sealant joints and that’s often where the water gets in. Common call-outs are for drips on the inside of a conservatory window and black or yellowed silicone on glass joints, on glass-to-frame joints, rooflights and glass balustrade bases.
Somewhere as small as London Beach, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Surface by surface
Glass-to-frame joints
Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.
Rooflights
Water around a rooflight isn’t always the sealant. We find the cause first.
The process
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take a few hours, depending on how many joints need doing, and we explain the cure time before we leave. For a village or hamlet like London Beach, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We trace the leak and confirm it’s a sealant joint.
- We remove the old sealant carefully.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
How to prepare
- Mention any tricky access
- Let us know about earlier repairs to the joints
- Move anything stored near the joints

Why act early in London Beach
Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before it shows. Around London Beach, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Glazing silicone in London Beach: local notes
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Smallhythe Place (about 4.2 miles south) nearby, there’s older building stock in the area around London Beach as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
For landlords with property near Pluckley station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Managing a site like St Michael's Church of England Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
London Beach: your questions answered
I let a flat near Pluckley station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Do you cover smaller places like London Beach?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you replace a misted double-glazed unit?
No. Misting between panes means the sealed unit has failed, and a glazier needs to replace it.
Is balustrade sealant something you do?
We can, if the base joint is sealed. Photos help us see what’s there.
Are you insured?
Yes. We’re fully insured.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Will resealing stop my conservatory leaking?
In many cases, as long as sealant is the cause. We find where the water gets in first before any sealing.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- A broken pane or roof panel
- A frame that needs repairing or replacing
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look over the glazing joints once a year
- Avoid strong solvents on or near the sealant
- Keep scrapers and blades away from the silicone
- Act on drips or damp patches early
Gentle products are best near the sealant. Strong solvents can soften or mark it.
Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below long before you see it.
Do you need glazing silicone in London Beach?
Silicone will not bond to a dirty surface. If the glass and frame weren’t cleaned properly the sealant may lift within a few years.
Look out for any of the following:
- Water getting into a conservatory at the joints
- Cracked silicone between glass panels
- A quick top-up bead that didn’t last
- Failed sealant around rooflight glass
In the older streets around Church of St Michael, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
