Glazing silicone for Hall's Green homes and businesses

Glazing silicone in Hall's Green

Not every silicone suits glass. We use a neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. We work on conservatory frames, shower screens and rooflights, and common reasons people get in touch are split or lifting silicone on glass and rooflight joints letting water in.

Somewhere as small as Hall's Green, older homes often have timber frames set in stone or brickwork. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about glazing silicone in Hall's Green

Do you cover smaller places like Hall's Green?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Hall's Green for glazing silicone?

Yes. We work across London and the South East, and Hall's Green is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

Do you guarantee glazing sealant work?

All our work has a one-year guarantee.

Do you reseal glass shower screens?

Yes. We cut out the old silicone and reseal the glass-to-wall and glass-to-tray joints.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do I have to be there?

It depends on the job. For work indoors, someone needs to let us in.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you need glazing silicone in Hall's Green?

New silicone over old silicone will not bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Common reasons people contact us are:

  • Water escaping where a screen meets the wall
  • New silicone smeared over old sealant
  • Water running down inside the glass
  • Cracked silicone between glass panels

In the older streets around Church of St George, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How to choose a mastic man

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How the visit works

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many joints need doing. Somewhere like Hall's Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work

When it is not the sealant

To be straight with you, some problems need a different trade:

  • A frame that needs repairing or replacing
  • Failed flashing around a conservatory
  • A broken pane or roof panel

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Surfaces we seal

  • Shower screens
  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights
  • Glass-to-glass joints
  • Conservatory frames

How to look after the new joints

Aftercare is simple:

  • Look over the glazing joints once a year
  • Squeegee the shower screen after each use
  • Check the gutters above the glazing for debris
  • Clean glass with a mild cleaner and a soft cloth

Keep conservatory gutters clear so water does not back up against the seals. Overflowing gutters can cause leaks of their own.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

Why deal with it now?

You don’t need new glazing because the sealant has gone. Sound glass and frames normally just need resealing. Where a wall is exposed, as many are in small places like Hall's Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

How the job changes by surface

Shower screens

Mouldy or lifting sealant on a screen leaks. A full reseal sorts it.

Glass balustrade bases

We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.

What glazing silicone looks like in Hall's Green

With historic houses such as Knole House (about 3.1 miles north) nearby, there’s older building stock in the area around Hall's Green as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Weald Community Primary School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Penshurst station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
