Trusted glazing silicone in Great Bentley

Glazing silicone in Great Bentley, done properly

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. We work on rooflights, conservatory frames and glass-to-glass joints, and people most often call us about sealant that was laid over old silicone and failed and black or yellowed silicone on glass joints.

In a smaller place like Great Bentley, some walls face open ground and catch the full force of the weather. That is hard on the mastic around frames and sills.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the visit works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes a few hours, depending on how many joints need doing from start to finish. In a smaller place like Great Bentley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky

Advice

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A frame that needs repairing or replacing
  • A broken pane or roof panel
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Glazing silicone in Great Bentley: local notes

Historic houses like Thorpe Hall (about 4.4 miles east) are a reminder that the area around Great Bentley has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For landlords with property near Great Bentley station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. For an older house near a landmark such as Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Great Bentley Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Great Bentley questions

Will you come out to Great Bentley?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Great Bentley in your area for glazing silicone?

Yes. We work across London and the South East, and Great Bentley is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

How long does the job take?

Typically it takes a few hours for most jobs. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you fix a leaking conservatory?

It depends on the cause. Failed glazing and frame joints can be resealed, but roof panels and structural problems need a conservatory specialist or roofer.

Can you match the sealant colour?

In most cases you can choose. We’ll explain which colours are available.

Different surfaces, different methods

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. When it splits, water can get into the frame.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Why deal with it now?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber, so it pays to deal with it early. In a smaller place like Great Bentley, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

How to look after the new joints

So the new joints stay in good condition:

  • Use gentle products around the joints
  • Squeegee the shower screen after each use
  • Ventilate the conservatory to cut condensation
  • Inspect the sealant on glazing annually

Clear the conservatory gutters regularly so water does not back up against the seals. Overflowing gutters can cause leaks of their own.

Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.
