Essendon questions

Will you come out to Essendon?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Essendon in your area for glazing silicone?

Yes, Essendon is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

Can landlords and businesses book you?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Hertfordshire.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

How long does glazing silicone take?

A typical job takes a few hours for most jobs, including the preparation. We’ll confirm how long when we quote.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings. The product needed can limit the range.

Can you fix a leaking conservatory?

If the water is coming in through failed sealant joints, yes. If it’s a broken panel, failed unit or roof problem, we’ll tell you.

About our glazing silicone in Essendon

Glass replacement isn’t something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints and that’s often where the water gets in. We work on shower screens, glass-to-frame joints and glass balustrade bases, and the jobs we see most are new silicone smeared over old sealant and drips on the inside of a conservatory window.

Outdoor sealant needs dry, clean surfaces, so work on frames around Essendon is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

All our work comes with our one-year guarantee, wherever you are in Hertfordshire.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • A sealed unit that has misted inside
  • Glass that needs replacing

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Where we work in Essendon

  • Glass-to-frame joints
  • Glass balustrade bases
  • Rooflights
  • Conservatory frames
  • Shower screens
  • Glass-to-glass joints

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Why it’s worth doing now in Essendon

Resealing can’t fix a failed unit or a cracked panel. We say so plainly, so you can call the right trade. In a small place like Essendon, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before work begins.

How the job changes by surface

Glass balustrade bases

We reseal the joint where the glass meets the base channel. We do not install or replace glass.

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We reseal with a suitable glazing silicone.

What glazing silicone looks like in Essendon

With historic houses such as Hatfield House (about 2.4 miles west) nearby, there’s older building stock in the area around Essendon as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Essendon CofE (VC) Primary School, its window and door frames need their mastic kept sound, just like a home’s. If you live in an older home near Church of St Mary the Virgin, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Bayford station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, depending on how many joints need doing. Somewhere as small as Essendon, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. The finished joints are checked and, where it’s safe, tested with water.

Getting ready for the visit

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Open vents or windows to let moisture out
  • Keep conservatory gutters clear of leaves
  • Squeegee the shower screen after each use
  • Look over the glazing joints once a year

Clear the conservatory gutters regularly, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below before you spot it.
