About our glazing silicone in Craigrothie

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. Common call-outs are for leaks where conservatory glass meets the frame and drips on the inside of a conservatory window, across rooflights, glass-to-glass joints and shower screens.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

All our work is covered by our 12-month guarantee.

For landlords and businesses

If you manage several properties in or around Craigrothie, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Common problems we fix in Craigrothie

Dirt and grease stop silicone sticking. If the glass and frame weren’t cleaned properly, the bead can peel away early.

The most common problems we see are:

  • Rooflight joints letting water in
  • Glass-to-glass joints that have split
  • Glazing silicone that has cracked or come away
  • Sealant that was laid over old silicone and failed

Historic houses such as Hill of Tarvit, about 0.7 miles north, show how far back building around Craigrothie goes, and older homes nearby need a sealant that suits their walls.

10 questions to ask before you book

Why deal with it now?

Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame, so we use neutral-cure glazing silicone. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Run a squeegee over the glass when you’re done
  • Look over the glazing joints once a year
  • Do not leave a drip for the next storm
  • Keep air moving in the conservatory

Clear the conservatory gutters regularly, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Frames and glazing around Craigrothie

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Springfield station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Managing a site like Bell Baxter High School? Then its window and door frames need their mastic kept sound, just like a home’s.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a few hours, depending on how many joints need doing for a typical job. For a place like Craigrothie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we are working on
  • Mention any sign-in or site rules at work premises

Advice

Surface by surface

Glass balustrade bases

Outdoor balustrade joints face the weather. Renewing the sealant keeps water out of the channel.

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.
