Sealing brickwork movement joints, render, cladding and façade joints for Craigrothie, backed by a one-year guarantee. Ask us for a quote.

What affects the quote in Craigrothie
The price is agreed before any work begins. It’s based on:
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- The type of sealant required
- Working hours on commercial sites
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
- Whether it has been sealed before
- The address or postcode of the job
Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details and send pictures if you have them.
How we handle external mastic in Craigrothie
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on brickwork movement joints, copings & trims and joints between brick and frames, and people most often call us about weeds or debris growing in open joints and sealant pulling away from one side of the joint.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
A 12-month guarantee comes as standard.

What we cannot put right
It helps to know what we cannot do too:
- Loose or hollow render, which needs re-rendering
- Cracked brickwork or render that needs a builder or plasterer
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Façade panels
- Copings & trims
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
- Concrete & block
When to call us in Craigrothie
Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.
Signs it’s time to call us include:
- Sealant pulling away from one side of the joint
- Hard, crazed mastic that has stopped moving
- Failed seals between different materials
- Brick movement joints where the sealant has split
For site and facilities teams at buildings such as Bell Baxter High School, its movement joints, gutters and trims need looking after like any other building’s.

Questions from Craigrothie
Do you cover smaller places like Craigrothie?
Yes, Craigrothie is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do external mastic in Craigrothie?
Yes. We work across all of Scotland, and Craigrothie is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Where is Mr Mastic based?
We are based in Crawley, and we work across South East England, London and Scotland.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
How do you reach high-level joints?
It depends on the building. Tell us the height, the number of joints and what’s below them and we’ll confirm how they can be reached safely.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
Why deal with it now?
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In a place like Craigrothie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we do, step by step
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before we start. The work usually takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Craigrothie may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.

Advice
Can I do it myself?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
External mastic in Craigrothie: local notes
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Springfield station, outside joints that have cracked can let damp into a rental, so check them between lets. Hill of Tarvit, about 0.7 miles north, is one of the historic houses in the wider area around Craigrothie, and older homes nearby need a sealant that suits their walls.
