How we handle glazing silicone in Auchtertool

Glazing silicone is a maintenance item. Sun, rain and movement wear it down, and once it cracks, water follows. Resealing puts that right. If you have new silicone smeared over old sealant and glass-to-glass joints that have split, we can put it right.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Frames and glazing around Auchtertool

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you let a flat or house near Cardenden station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What the job involves on each surface

Conservatory frames

Frame joints face sun and rain all year. Renewed sealant keeps water out.

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. When it splits, water can get into the frame.

Why deal with it now?

You don’t need new glazing because the sealant has gone. Sound glass and frames generally just need resealing, and we will tell you if that’s not the case. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Your questions about glazing silicone in Auchtertool

Do you cover Auchtertool for glazing silicone?

Yes. Our work covers the whole of Scotland, and Auchtertool is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you work for landlords with property near Cardenden station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Can a conservatory leak be sealed?

Often, if the leak is at a sealant joint. We find where the water gets in first before any sealing.

Where do you work from?

We work from Crawley. Our applicators cover Auchtertool.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

When is the sealant fully cured?

That depends on the sealant used, so follow the cure time we give you when we finish.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Rotten or badly damaged frames
  • A roof that has moved or dropped
  • Failed flashing around a conservatory

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Glass-to-glass joints
  • Glass balustrade bases
  • Glass-to-frame joints
  • Conservatory frames
  • Rooflights
  • Shower screens

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Clean glass with a mild cleaner and a soft cloth
  • Keep harsh solvents off the silicone
  • Check the gutters above the glazing for debris
  • Act on drips or damp patches early

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Conservatory leaks rarely stay small. Water travels along the frame and into the wall, so get it looked at when you first see it.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours, depending on how many joints need doing, depending on how much there is to do. Around Auchtertool, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

When to call us in Auchtertool

New silicone over old silicone will not bond. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

If you can see any of these, it’s time to have the joints looked at:

  • Water getting into a conservatory at the joints
  • Leaks from the base of a shower screen
  • Water running down inside the glass
  • Split or lifting silicone on glass

For an older house near a landmark such as Auchtertool Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
