Glazing silicone near Abshot

What glazing silicone looks like in Abshot

Abshot is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Schools such as Locks Heath Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Swanwick station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

About our glazing silicone in Abshot

Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. We work on glass-to-glass joints, conservatory frames and rooflights, and common reasons people get in touch are cracked silicone between glass panels and glazing silicone that has cracked or come away.

Outdoor sealant needs dry, clean surfaces, so work on frames around Abshot is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

All our work comes with a 12-month guarantee.

When it isn’t the sealant

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Frames that have decayed or split
  • Structural problems with a conservatory roof
  • Failed flashing around a conservatory

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

Abshot: your questions answered

I let a flat near Swanwick station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Does living near the coast affect glazing silicone in Abshot?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you guarantee glazing sealant work?

Our one-year guarantee covers every job.

Is it enough to run a bead over the old sealant?

Topping up is a common cause of leaks. We remove the old silicone, clean the joint and reseal.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you fix a leaking conservatory?

Often, if the leak is at a sealant joint. We find where the water gets in first, so you know what you are paying for.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Squeegee the shower screen after each use
  • Act on drips or damp patches early
  • Check the silicone on glass every year or so
  • Use a gentle glass cleaner and a soft cloth

Clear the conservatory gutters regularly so water doesn’t back up against the seals. Blocked gutters can push water where it shouldn’t go.

If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Why deal with it now?

You do not need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes, and we will tell you if that is not the case. Older cottages and farmhouses around Abshot can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Do you need glazing silicone in Abshot?

The wrong sealant is a common cause. Not every silicone sticks properly to glass, and acetoxy types can attack some frame materials.

Most people get in touch when they notice something like this:

  • Split or lifting silicone on glass
  • Leaks from the base of a shower screen
  • Cracked silicone between glass panels
  • Leaks where conservatory glass meets the frame

Homes close to St John include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What happens on the day

At the end, we look at the finished work together. The visit itself generally takes a few hours, depending on how many joints need doing, depending on the size of the job. For a village or hamlet like Abshot, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Advice

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
